Two things happened this year that made this newsletter overdue.

One: we published a lot. Cost guides, honest partner breakdowns, and a Forever Homes series aimed at clients planning a home they will still love in twenty years. Two: our list quietly grew past the point where sending nothing felt fair to the people on it.
