The Franklin Lakes Floor Plan
The dominant residential pattern in Franklin Lakes is a four-to-six bedroom home on three quarters of an acre to two acres, often with a finished lower level, a primary suite on the second floor, and a separate office or guest wing. Three-car garages are standard. Pools and outdoor kitchens are common. The technology design has to follow that geometry. lots of long cable runs, separate zones on each level, distinct outdoor environments, and rack space that is rarely as generous as it should be.
Our standard rack location on a Franklin Lakes home is the lower-level mechanical room, with a smaller satellite rack in the primary closet or office for the head-end of the audio and the wireless controller. That layout keeps the noisy gear away from living spaces and minimizes the longest cable runs.
Lighting Drives Everything
The largest decisions on a Franklin Lakes project usually come from lighting. The architecture rewards proper layered lighting. ambient, task, accent, decorative. and the homes are large enough that scene-based control is no longer a luxury feature, it is the only way to actually use the lighting without flipping forty switches a night.
Crestron drives the lighting in the majority of the homes we build in Franklin Lakes. Wireless Crestron infiNET EX keypads have made retrofit projects radically easier and cleaner than they were five years ago. For new construction, we still prefer wired loads to the panels and wireless only on the keypads, which gives us full dimming fidelity with no compromise on user interface.

Audio and Entertainment
Whole-house audio on a Franklin Lakes home is typically eight to fourteen zones. kitchen, family room, primary suite, primary bath, office, gym, outdoor patio, pool deck, and often a finished basement with a dedicated theater or media room. Crestron amplification, in-ceiling Sonance or Origin Acoustics speakers, and Crestron streaming sources cover the majority of the program. For dedicated theaters, the architecture justifies stepping up to Grimani Systems or a proper isolated room build.
Networking
The local fiber from Optimum or Verizon hits a small handoff in the basement. From there, the network is ours. Commercial-grade firewall, commercial managed switches, dedicated VLANs for guest, IoT, and primary traffic, and three to six wireless access points depending on the home’s footprint. Outdoor coverage on the patio and pool deck is included by default, not as an add-on.
