The network is the foundation of every modern estate system. The home automation, the streaming audio, the security cameras, the HVAC controllers, the door locks, the video doorbells, the distributed video, the lighting control. all of it rides on the network. A weak foundation produces systems that drop, lag, reconnect, and frustrate. A strong one is essentially invisible, and that invisibility is the goal.
This project was a 15,000 square foot estate on a two-acre property in Bergen County: main house, four-car detached garage with guest apartment above, pool house, and a gate house at the driveway entry. Five structures, each needing reliable connectivity, all integrated under a single network architecture. The client had been living with a consumer mesh system that could not reach the outbuildings and dropped WiFi in a third of the main house. Starting fresh was the correct decision.

The main distribution point is a Ubiquiti UCG-Ultra gateway, installed in the primary telecommunications rack in the lower-level mechanical room. WAN comes in from the ISP’s demarcation point and connects to the UCG-Ultra, which handles routing, firewall, and the UniFi controller software for the entire property.
Distribution switching uses Ubiquiti USW-Enterprise-48-PoE units. one per floor of the main house, one in the garage, and the pool house and gate house fed via fiber. The Enterprise switches provide 2.5 GbE PoE+ on every port, multi-gigabit uplinks, and the management visibility we need to monitor every connected device from a single dashboard. There is no consumer hardware in the stack at any point.
Access points throughout the main house are U7-Pro-Max: Wi-Fi 7 capable, with enough spatial streams to handle the density of devices in a household where the AV infrastructure alone accounts for 60 or more connected devices. Placement was determined through a pre-installation RF survey, not by guessing. Every AP was mounted at the ceiling position that provides the best coverage geometry for its zone. Total access point count across all structures: fourteen.

Cable Infrastructure: 200+ Drops
The cabling scope was substantial: 218 Cat6A network drops across all structures, plus the fiber runs between buildings. Every drop was labeled at both ends, tested with a Fluke DSX CableAnalyzer to Category 6A performance standards, and documented in the project closeout package. No exceptions. Untested, undocumented cable plants are a service liability that becomes someone else’s problem later. usually at an inconvenient moment. Inter-building fiber runs were pulled in conduit during site construction, with sufficient strand count to accommodate future expansion. Single-mode fiber at 200 meters for the gate house run; multimode for the shorter runs to the garage and pool house. The fiber backbone means inter-building bandwidth is not a constraint for the foreseeable future.
VLAN Segmentation
One flat network on a property of this complexity is both a security risk and a performance problem. We segmented the network into five VLANs: Personal (family devices, protected), AV (Crestron, audio and video devices, lowest latency priority), IoT (thermostats, door locks, lighting processors, pool controllers), Security (cameras and door controllers, isolated from all other traffic), and Guest (internet access only, zero access to any local resource). Each VLAN has appropriate firewall rules applied at the gateway. This is the correct architecture for why WiFi is the weakest link in luxury homes when it is not backed by a properly engineered wired infrastructure.
The practical result: a contractor’s phone on the Guest network cannot accidentally send traffic to a Crestron processor. A compromised IoT device cannot reach the personal network. The security camera footage streams to the NVR on its own dedicated bandwidth lane. These are not theoretical concerns. they are the correct way to architect a network that handles this many systems and this many users.
Ongoing Management
The UniFi controller provides a permanent window into the network’s health. We receive alerts for offline devices, bandwidth anomalies, and hardware issues. In most cases, issues are identified and addressed before the client notices them. For a household that runs as much technology as this one, that monitoring capability is part of the service, not an add-on.
Properly engineered network infrastructure is not a cost to minimize. it is the investment that determines whether the rest of the technology investment performs as designed.
