Substantial completion is a construction milestone. Technology commissioning is a separate process that requires a stable building environment. reliable power, finished network infrastructure, climate control, and clean wall surfaces. to execute. This course clarifies the relationship between those two milestones, explains what the technology integrator needs from the building before commissioning can begin, and gives GCs a framework for scheduling the commissioning phase without compressing it into the final week before occupancy.
Learning Objectives
At the end of this course, attendees will be able to:
- Define technology commissioning and distinguish it from punch-list completion, device installation, and system testing.
- Identify the building conditions. power stability, network termination, HVAC operation, and wall surface completion. that must be present before technology commissioning can begin.
- Build a commissioning phase into the project schedule that provides adequate time for programming, testing, owner training, and punch resolution without compressing against the occupancy date.
- Establish a technology commissioning acceptance protocol. including sign-off criteria, owner training documentation, and warranty trigger. that protects both the GC and the integrator at project close.
60-Minute Outline
A technology system that is programmed and tested under construction-site conditions. unstable power, missing network terminations, rooms still being painted. will have failures at move-in that are experienced as the integrator’s fault, regardless of cause. Owner training conducted in a two-hour window on move-in day produces owners who do not know how to use the system they paid for, and service calls begin within the week.
