The Blind Spot
Luxury Homes Are Full of Technology Nobody's Inspecting
A $5 million Manhattan townhouse or Westchester estate might have $150,000-$300,000 worth of integrated technology. Crestron automation, Lutron lighting control, distributed audio, home theater, security cameras, motorized shades, structured wiring, and networking infrastructure. When that home changes hands, the buyer inherits all of it. But the standard home inspection covers none of it.
The home inspector checks the HVAC, the roof, the plumbing, and the electrical panel. They don't check whether the Crestron processor is current or end-of-life. They don't know if the lighting control system is a discontinued LiteTouch running on borrowed time. They can't tell you if the network infrastructure supports the 80+ connected devices a modern smart home requires, or if the security camera system is recording to a failed hard drive.
That's where we come in. Restrepo Innovations provides comprehensive technology inspections for homebuyers and sellers across the New York metro. a detailed assessment of every integrated system in the house, its condition, its remaining useful life, and what it would cost to repair, upgrade, or replace.
Who It's For
Whether You're Buying or Selling. This Protects You
For Buyers
Know What You're Inheriting Before You Close
You wouldn't buy a house without a structural inspection. You shouldn't buy one with $200K in technology without a technology inspection either. Our report tells you exactly what you're getting, what works, what doesn't, and what it will cost to bring everything current.
- Identify dead or discontinued systems (LiteTouch, old Savant, end-of-life Crestron) before closing
- Get accurate replacement/upgrade cost estimates for negotiation use
- Understand the network infrastructure. can it support a modern smart home?
- Know which systems need immediate attention vs. long-term planning
- Avoid inheriting someone else's technology debt
- Use the report as a negotiation tool. request credits or price adjustments
For Sellers
Prove Your Technology Is an Asset, Not a Liability
Buyers are skeptical of smart home technology they don't understand. A pre-sale technology inspection shows buyers that your systems work, are current, and are professionally documented. It removes objections and justifies the premium you've invested.
- Document every system with professional condition reports
- Show buyers the replacement value of your technology investment
- Fix minor issues before listing to avoid deal-killing surprises
- Provide a technology manual that builds buyer confidence
- Differentiate your listing. no other home on the market offers this
- Avoid price renegotiations caused by unknown technology problems

What We Cover
A Complete Technology Assessment. Every System, Every Room
Our inspection covers every piece of integrated technology in the home. We don't just check if it turns on. we assess condition, remaining useful life, manufacturer support status, firmware currency, and integration health.
01
Lighting Control
Crestron, Lutron, Savant, LiteTouch, Control4. we assess every lighting control system for functionality, programming health, manufacturer support status, and LED compatibility. Discontinued systems get flagged with conversion cost estimates.
02
Automation & Control
Central processors, touchscreens, keypads, and control interfaces. We check firmware versions, processing capacity, integration status, and whether the system is current, aging, or end-of-life.
03
Network Infrastructure
Structured wiring, switches, routers, WiFi access points, and cabling. We test throughput, coverage, device capacity, and identify bottlenecks. A weak network undermines every other system in the house.
04
AV & Home Theater
Distributed audio, home theaters, media rooms, outdoor audio. speakers, amplifiers, receivers, projectors, screens, and video distribution. We test every zone, check equipment condition, and note any failing components.
05
Security & Surveillance
Camera systems, NVRs, access control, alarm panels, and intercom. We verify recording status, storage capacity, camera functionality, and integration with the home automation system.
06
Motorized Shades & Climate
Motorized window treatments, HVAC integration, and environmental controls. We test motor operation, fabric condition, automation programming, and thermostat integration across zones.
07
Structured Wiring & Racks
Equipment racks, patch panels, cable infrastructure, and low-voltage wiring. We document what's in the rack, assess cable management, check for proper labeling, and note any fire code or safety concerns.
08
Outdoor Technology
Landscape lighting control, outdoor audio, pool/spa automation, gate systems, and exterior cameras. Outdoor systems face weather exposure and often fail before indoor equipment.
The Deliverable
You Get a Professional Report. Not a Verbal Summary
Every inspection results in a detailed written report documenting every system, its condition, and our recommendations. This report is designed to be used in real estate negotiations, shared with attorneys, and referenced by future integrators.
Sample Report Summary
The full report includes photographs of every equipment rack and panel, detailed notes on each system, manufacturer support status, estimated remaining useful life, and repair/replacement cost ranges. For buyers, this is a negotiation document. For sellers, this is proof of value.
How It Works

We test functionality, check firmware and software versions, photograph equipment, and document everything. We need access to all equipment racks, utility rooms, and technology closets.
Report Delivery
Within 48 hours of the inspection, you receive a comprehensive written report. system-by-system condition assessment, photographs, manufacturer support status, estimated remaining life, and repair/replacement cost ranges. The report is professional, detailed, and designed for use in negotiations.
Consultation & Next Steps
We walk you through the report by phone or in person, answer questions, and provide recommendations. If you're a buyer and decide to proceed with the purchase, we can also handle any repairs, upgrades, or system conversions identified in the report.
Why Restrepo
We Actually Understand What We're Looking At
A general home inspector can't tell you whether a Crestron CP3 processor is end-of-life or whether a LiteTouch system is a ticking time bomb. An electrician can check the panel but can't assess the automation programming or network architecture. You need an integrator who designs, installs, and services these systems every day.
We're an Elite Pro Crestron Dealer and HTA Luxury Certified. We build and maintain the same systems we're inspecting. We know what a healthy Crestron system looks like, what a failing Lutron module sounds like, and what a properly designed network topology should include. When we flag something, it's because we know the implications. not because we're guessing.
We're independent. Our report is objective. If the technology in the house is in great shape, we'll tell you. If it needs $50,000 in upgrades, we'll tell you that too. with specific cost ranges you can use in negotiations. We don't inflate findings to generate work. Our reputation depends on accuracy.
We're local to the market. Based in Franklin Lakes, NJ with deep experience across the New York metro, we know the homes in Manhattan, Scarsdale, Rye, Great Neck, the Hamptons, and the surrounding luxury markets. Many of these homes were built in the 2000s and 2010s with technology that's now aging. Crestron 2-Series processors, LiteTouch lighting, early Sonos, outdated networking. We've seen it all and we know what to look for.
Is This For You?
