Some of them cost money. Some cost time. Some cost original details that cannot be replaced. A few cost all three.

If you are about to close on a brownstone - or you recently have - read this before the first contractor shows up.

  1. Do Not Drill Into Plaster and Lath Without a Plan

    Plaster and lath is not drywall. The moment you put a drill bit through a plaster wall without understanding what is behind it, you have started a process that is difficult to reverse. Plaster over lath is fragile at the edges, keys to the lath in ways that crack under vibration, and hides the original texture and finish that cannot be matched by anything modern. Every penetration matters - for a low-voltage cable, for a conduit stub, for a device box. Before you touch the walls, map what you need, route it thoughtfully, and if you are running wire at all, do it as part of a coordinated plan.

  2. Do Not Run Cable on the Surface of Finished Walls

    Surface-mounted cable runs are the mark of a rushed job and a disrespect for what the building is. Brownstones were built with care - baseboards, crown moldings, ceiling medallions, and plaster profiles that took skilled craftsmen to install originally and cannot be replicated. Running a cable along the baseboard, up the corner of a room, or across a plaster ceiling is technically easy and visually destructive. The right approach is to plan pathways before walls close, use existing cavities intelligently, and in retrofit situations, fish wire through proper access points.

  3. Do Not Ignore Landmark and Historic District Constraints

    Many brownstones across Brooklyn, Manhattan, Hoboken, Jersey City, Newark, Hartford, and New Haven are in designated historic or landmark districts. Changes to the exterior of the building - including camera placements, intercom hardware, conduit, signage, and lighting fixtures - may require approval from a preservation review board before they are permitted. Owners who skip this step face stop-work orders, fines, mandatory reversals, and occasionally the loss of tax abatements tied to historic status. Verify whether your property is individually landmarked or within a historic district before any exterior work is planned.

  4. Do Not Oversize AV for a Narrow Parlor Floor

    The parlor floor of a typical brownstone is beautiful and constrained. Ceilings are high, but the room is often twelve to sixteen feet wide, and the layout is a series of connected rooms rather than an open floor plan. Dropping a 120-inch screen and a subwoofer array designed for a great room into a brownstone parlor floor creates a room that is painful to sit in and difficult to escape from acoustically. We assess every brownstone theater scope with the actual room dimensions and party-wall situation in hand before we specify anything. The scale of the system has to match the scale of the room.

  5. Do Not Gut Renovate Without Planning Conduit Pathways First

    A gut renovation is the only time you will ever see the studs in a brownstone. It is the one moment when running conduit - for AV, for network, for low-voltage of every kind - is fast, clean, and cheap relative to what it costs later. The single most expensive mistake we see on brownstone renovation projects is a full gut that closes up with no conduit in place. The next time that owner wants to add a camera, a speaker, a network drop, or a lighting circuit, the options are surface mount, aggressive fishing, or opening walls again. Plan conduit before drywall.

  6. Do Not Ignore Party-Wall Acoustics

    You share at least one wall with a neighbor. In many configurations you share two. Party walls in brownstones are mass walls - brick or block, heavy and relatively effective at low and mid frequencies - but they are not sound-isolated assemblies by modern standards. A subwoofer on the parlor floor can transfer bass energy through the party wall at levels that will generate complaints within a week. If you are planning a music room, a home theater, or a bedroom where privacy matters, the party wall is part of the acoustic envelope that must be understood and addressed during construction.

  7. Do Not Forget the Garden Level

    The garden level of a brownstone is partially below grade. That makes it wetter than the rest of the building, more susceptible to seasonal humidity swings, and the last place you want to store sensitive electronics without a humidity management plan. We see garden-level mechanical rooms with rack equipment in them and no dehumidification. Humidity in the 70-90% RH range that is common in unmanaged garden levels will degrade electronics, corrode connectors, and shorten equipment lifespans significantly. If your rack room is in the garden level, dehumidification is not optional.

  8. Do Not Assume Your Electrical Service Is Adequate

    Most brownstones built before 1960 were wired for electrical loads that bear no resemblance to what a modern, technology-equipped home demands. Many are still on 100A service. Some have been upgraded to 200A. Neither is adequate for a home that adds a full lighting control system, a multi-zone AV system, EV charging, and modern appliances simultaneously. Before any significant technology scope is planned, audit the electrical service: panel capacity, available circuits, wire gauges, and the condition of the existing service entrance.

  9. Do Not Test Party-Wall Acoustics After the System Is In

    The time to test party-wall acoustic transmission is before any system is committed and certainly before any bass-capable speaker or subwoofer is placed. A simple field measurement during the design phase tells you exactly what the situation is. If the transmission is significant, there are treatments that can be applied during construction: decoupled assemblies, mass loading, resilient channels. None of those options exist after the wall is finished and the system is calibrated.

  10. Do Not Plan Technology After the Renovation

    This is the mistake that creates all the others. In a brownstone renovation, technology should be in scope before design development is locked. Not before the contractor starts, not after drywall is up - before the drawings are finalized and the permits are pulled. The conduit pathways, the rack room location, the electrical capacity, the speaker blocking, the camera positions - all of those decisions interact with architecture and structure in ways that cannot be resolved after the fact without opening walls.

  11. Do Not Use the Original Wiring as a Backbone

    Brownstones have original wiring that in many cases has been in place for sixty to one hundred years. Knob-and-tube and early Romex are common findings. That wiring should not carry anything but legacy loads until it is evaluated by a licensed electrician and replaced where appropriate. New low-voltage infrastructure belongs in new conduit, properly separated from electrical, on its own pathways.

  12. Do Not Overlook Signal Attenuation Through Masonry

    The masonry walls of a brownstone are excellent at blocking RF signal. Wi-Fi access points, wireless intercoms, and wireless control signals that work well in a wood-frame building may not perform well through the thick masonry floors and walls of a brownstone. A single access point in a brownstone parlor-floor unit will not reliably serve the garden level. Network design in a brownstone has to account for masonry attenuation - which means a wired backbone first, and wireless access points deployed per floor and per zone with overlapping coverage.

  13. Do Not Put Cameras Where They Cannot Be Approved

    The stoop, the facade, and any element visible from the street on a landmarked property are regulated. A camera that requires drilling through the facade, attaching to a historic iron railing, or mounting on the cornice in a visible location may not be approvable by the historic review authority. We design camera systems for brownstones with landmark review in mind from the start - using recessed mounting, interior-mounted cameras behind glass where feasible, and positions that achieve coverage without requiring penetrations that conflict with preservation standards.

  14. Do Not Skip the Moisture Baseline

    Before any electronics go into a brownstone, establish a humidity baseline on every floor. A simple wireless sensor deployed for two to four weeks across seasons will tell you what you are dealing with. Garden levels are the most common problem, but basement mechanical rooms, below-grade closets, and any exterior masonry wall cavity can exhibit moisture levels that are incompatible with sensitive electronics. Know the numbers before you decide where to rack equipment.

  15. Do Not Let Contractors Cut Original Details for Cable

    Cornices, ceiling medallions, plaster moldings, hardwood floors, and original doors are not sacrificial materials. We see contractor photos from brownstone jobs showing cables run through the center of a plaster medallion, speaker wires stapled across an original baseboard, and conduit drilled through an irreplaceable wood mantel surround. The technology scope should be designed around the original details, not through them. If a cable pathway conflicts with original material, the pathway changes - not the detail.

  16. Do Not Forget Stoop and Exterior Tech Needs a Plan

    The stoop is the most visible part of a brownstone and the entry point for camera, intercom, and lighting technology. On a landmarked property, that technology needs to be designed for the exterior before any hardware is purchased. Flush-mounted intercom panels, camera positions that avoid visible conduit, and lighting fixtures that comply with historic district standards all require a different procurement approach than a typical residential exterior. The cost of removing a non-compliant installation and reapplying to the landmarks board is always greater than getting it right on the first submission.

  17. Do Not Assume One Floor Is Acoustically Independent

    Brownstone floors are stacked, and joist construction between floors transmits impact sound, footfall, and mechanical vibration effectively. The parlor floor theater is directly below a bedroom in most configurations. The garden level music room is directly below the main living floor. Acoustic separation between floors is a construction decision - mass, decoupling, and absorption in the joist cavity - and it has to be made during framing, not after finish materials are in place.

  18. Do Not Sign Off on a Design That Lacks As-Built Documentation

    Whatever technology is installed in a brownstone should be documented in as-built drawings before the renovation is considered complete. Brownstones change hands. Owners sell. Contractors change. The next technician who needs to understand what is in the walls deserves a document package that shows them where things are. As-built documentation is a project deliverable, not an optional extra. Insist on it.

  19. Do Not Overlook Jersey City, Hoboken, and Newark Brownstones

    The brownstone conversation in NJ is as serious as it is in Brooklyn or Manhattan. Hoboken’s row houses and brownstones, Jersey City’s Hamilton Park, Van Vorst Park, and Paulus Hook neighborhoods, and Newark’s James Street Commons and Forest Hill all have significant historic brownstone stock. Many of those buildings are in historic districts with their own preservation requirements. We work across NJ, NY, and CT precisely because the brownstone-specific challenges are the same regardless of which side of the Hudson the building is on.

  20. Do Not Start Without a Consultation With a Brownstone-Experienced Integrator

    The integration mistakes on brownstones are different from the integration mistakes on new construction or even on other historic structure types. Plaster walls, landmark districts, party-wall acoustics, garden-level humidity, masonry signal attenuation, and undersized electrical service are all brownstone-specific problems that require brownstone-specific solutions. A generalist who has not worked extensively in these buildings will learn on your project. The first conversation with us costs nothing.
