Almost everything. In a single-family home you own the slab, the attic, the crawl space, the riser path, the roof, and the air. You can fish a wire from the basement to the top of the house at three in the afternoon and nobody asks. In a high-rise you own a unit, and that is it. You do not own the slab, the riser, the building exhaust, the corridor, the elevator, the roof, or the lobby. Anything you want to change has to be approved by the building, scheduled around the freight elevator, and finished inside a window that usually runs nine to four on weekdays only. After 20+ years installing in homes from 1,500 square foot condos to 30,000 square foot estates across NJ, NY, and CT, plus Tennessee, I will tell you: the high-rise install is a discipline of its own. Do high-rise buildings actually have to approve my smart-home install?
Yes, almost always, and the approval process is not optional. Every condo board, co-op board, and building management office I have worked with has a process: a request package, a Certificate of Insurance from the integrator that lists the building as additional insured, a noise window agreement, a freight elevator reservation, a workers list with photo ID, sometimes a deposit. Some buildings require a licensed New York or New Jersey electrician on every visit. Some require Sundays off. Some require the work to be silent during certain hours. The Owner’s Rep job in a high-rise starts before any wire moves. we package the approval, we work with the building engineer, we make the homeowner’s timeline match the building’s reality. Skip this and you will get a stop-work notice the first day you make noise.
What does the freight elevator actually have to do with my project schedule?
Almost everything. In most luxury high-rises, the freight elevator is reserved on a calendar, in 4 hour blocks, and sometimes a week or more out. If we do not get a slot, we cannot bring rack gear, ladders, lifts, fixtures, or even crates of cable into the building. If we go past our window, we lose the ability to leave gear on the floor, and tools get tagged. On a job where the homeowner expected the system finished by Friday, missing two freight slots can push us into the following Friday. The fix is simple and we do it on every condo job: book the freight calendar weeks ahead, build the wire-pull and rack-set days into the slots we got, and stage materials in the unit before the slot ends so we are not racing the clock.
What is a Certificate of Insurance and why does the building keep asking for one?
A Certificate of Insurance, or COI, is the proof that our company carries general liability and workers comp at the limits the building requires, and that the building is named as an additional insured for the duration of the project. It protects the building from being liable if a contractor damages a corridor, floods a unit, hurts themselves, or hurts someone else. Every luxury building in NJ, NY, and CT asks for it. The limits vary. smaller buildings might want $1M general, larger Class A buildings often want $2M to $5M with umbrella. We carry the limits we carry, and if a building wants higher, we can issue a special COI for that specific project. The mistake homeowners make is thinking it is a formality. It is not. A unit-flood claim with no COI on file is a lawsuit waiting to happen.
I do not have an attic, a basement, or a crawl space. How do you actually run wire in a condo?
You have to plan around what you do have. In a typical concrete-and-steel high-rise unit you have furred-out drywall over concrete walls, a few interior partition walls you can fish, a dropped ceiling in some areas (kitchens, baths, sometimes hallways), and almost never a usable above-ceiling cavity in the main rooms because the slab is right above the ceiling. We use that. Furred walls are great because we can fish low-voltage between framing studs. Dropped ceilings give us a horizontal route between rooms. For everything else we use surface-mounted raceway in concealed paths (behind built-ins, along baseboard, inside closet ceilings), or we use wireless where wireless is the right answer. There is one rule we will not break: we will not run anything through a fire-rated assembly without proper firestopping, and we will not penetrate a slab without building approval and a licensed electrician on the path.
When is wireless actually the right answer in a high-rise versus a cop-out?
Wireless is the right answer in a high-rise more often than in a single-family home, and I will tell you why. The cost and disruption to fish wire in a finished concrete unit is real. The wireless ecosystems for shades (battery and RF), lighting (Lutron RA3 and similar), and audio (in-ceiling Wi-Fi-capable speakers, Sonos zones, network audio over Wi-Fi) have matured to where a well-engineered wireless layer in a 2,500 square foot condo can perform as well as a partially-wired install. Where wireless is a cop-out is when an integrator uses it to avoid doing the parts that should be wired. The network has to be wired wherever possible. access points, the rack, smart TVs, gaming, cameras. Audio for a real two-channel listening room or a theater has to be wired. Lighting in a primary bath where you cannot get to the battery is a no. Ask your integrator: what are you wiring, and what are you wireless-ing, and why? If the answer is “everything is wireless because it is faster,” that is a cop-out.
Why is the slab a problem and what can I actually put on it?
In most high-rise units the slab is a structural concrete deck designed for a specific load. Floor finishes (hardwood, stone, tile) live on top of it. The slab thickness, the rebar pattern, the post-tension cables (in newer buildings), and the deflection limits are all the building engineer’s problem. until you put a 1,200 pound cold plunge, a 600 pound treadmill, or a fish tank with a thousand gallons of water on it. Then it is your problem. Anything heavy goes through the building engineer. We have walked into projects where the previous integrator placed a rack on the floor of a primary closet that turned out to be over a critical post-tension cable run. The fix was significant. The lesson: any large piece of equipment in a high-rise gets a structural sign-off before it lands, period.
What is the deal with sound transmission between units, and what can the integrator actually do about it?
Sound transmission is the single most reliable source of high-rise neighbor disputes. The slab in many older buildings is six inches of concrete with a carpet on top and the unit below has a drop ceiling four inches under it. That is not enough to stop a subwoofer. What the integrator can actually do: pick speaker placements that do not couple into the structure, use isolation pads under any in-ceiling speaker that mounts to a joist or hat channel, never put a subwoofer directly on the slab without isolation feet or a decoupling platform, calibrate the system to a sane SPL for the building (a real engineer will set a maximum at the listening position and at the floor), and steer the homeowner away from putting a 15 inch ported sub in the bedroom of a unit on the 12th floor. The single biggest fix is room treatment and physics, not gear. We do this on every high-rise install where audio matters.
Why do you tell people not to put subwoofers on the floor in a stack?
Two reasons. First, in a high-rise the floor is the unit below’s ceiling. A sub on the floor couples directly into their living room. They will call the building. Second, even ignoring neighbors, a sub firing into a hard concrete floor with a wood overlay creates structure-borne resonance that smears the bass and makes the system sound worse, not better, at the listening position. Our move on a high-rise install is to put the sub on a real isolation platform. a pad with rubber feet that decouples from the floor, sometimes inside a custom millwork base. and to position it where it loads the room without exciting the structure. In a real listening room or theater we will use two smaller subs over one big one for the same reason. None of this is exotic. All of it is skipped by integrators who treat a high-rise like a single-family theater.
Can I put real Atmos and a real theater in a condo?
Yes, and we do. The constraint is the ceiling. A drop ceiling gives us four to six in-ceiling height speakers. A solid concrete deck above the unit can be worked around with on-wall height speakers angled correctly. not as elegant, still effective. The bigger constraint is the room itself: theater performance is about treatment, geometry, and isolation, not how many speakers you bought. In a high-rise we will design the theater room with decoupled walls (resilient channel, double drywall, sealed perimeter), a real screen wall, calibrated acoustic treatment, and a sub setup that respects the building. Then we calibrate to a max SPL that does not punish the neighbor. The result is a 7.2.4 or 9.2.4 system that performs better than most of the showroom theaters I have walked into. The ones that do not perform are the ones where the integrator skipped the room and put the budget into electronics. Backwards every time.
How do shades work in a high-rise and what should I get?
Shades are the single most impactful thing you can put into a high-rise unit. Big windows, sun load, view preservation, blackout for sleep, and noise reduction all run through shading. The questions are: hardwired or battery, motorized or manual, dual-shade (solar plus blackout) or single, and how do you want to control them. Hardwired is best when the budget exists at framing or during a renovation that is opening walls anyway. cleaner, no batteries to change, longer warranty. Battery is fine in a finished unit and the battery life on modern systems is several years per change. Dual-shade is the move on a primary view: a solar shade that preserves the view and cuts heat during the day, and a blackout that drops for sleep. The control should be on the same keypad system as the rest of the home so the homeowner does not pick up a separate remote. What is the right approach to lighting in a low-ceiling high-rise unit?
Low ceilings reward layered light, not bright overhead light. The mistake I see in high-rise renovations is throwing high-output downlights everywhere because the architect wants to hit a foot-candle target on the floor. The result is a flat, hospital-feeling room. The fix is the same as any luxury residence, just more disciplined: small-aperture downlights placed for tasks (over the island, over a reading chair, by the entry), a perimeter cove or wall wash to lift the ceiling visually, and lamps and sconces for the layer your eye actually rests on at night. We do this with Ketra and Colorbeam on the projects where the budget supports it. circadian shift, smooth dimming, no color rendering surprises. What we are is the team that designs, deploys, installs, configures, and supports those systems every week. In a low-ceiling condo, the difference between a 90 CRI fixture and a 95+ CRI fixture is the difference between feeling like a hotel and feeling like a home.
Why does circadian lighting matter even more in a high-rise?
Because in a high-rise unit you often have asymmetric exposure to natural light. North-facing units get cool light all day. East-facing units get blasted in the morning and dim by 2pm. South-facing units get great light but can be over-bright in summer. West-facing units get late hard light. Your body uses light as the master signal for when to be awake and when to wind down, and a unit that does not see sunset light is going to push the homeowner’s sleep cycle around. Circadian fixtures fix this by giving the homeowner an artificial sun that warms and dims through the evening, regardless of what the sky outside is doing. What should the network look like in a concrete-and-steel high-rise?
Better than what most buildings give you. The base building network you get from Verizon, Optimum, or Spectrum is fine for streaming and email. It is not fine for a Crestron system, a multi-room audio system, smart shades, security cameras, network-attached storage, working from home, gaming, and a household full of devices. Our standard high-rise network is built on Ubiquiti UniFi (we are a Ubiquiti UISP / Pro Partner), wired wherever possible, with at least two access points in a mid-size unit and three or four in a larger one, all on a wired backbone where the path exists, on a managed switch with VLAN segmentation. We separate IoT devices, security devices, and the family devices into different VLANs so a compromised smart bulb cannot see the homeowner’s laptop. Throughput targets: 200 megabit minimum to a wired endpoint, 80 to 150 megabit on Wi-Fi at the listening position, sub-5 millisecond latency on the LAN. A condo network done right disappears. A condo network done wrong is the source of every other complaint in the home.
Where does the rack live in a condo, and how loud is it?
The rack lives in a closet, and the closet has to be ventilated. That is the main thing high-rise homeowners and many integrators get wrong. A modern Crestron rack with a media server, a network switch, a power conditioner, and a few amplifiers will dissipate real heat. In a sealed condo closet that climbs to 90 degrees in a week, gear fails early. We always plan a vent path: either active exhaust into a return-air duct (with the building’s permission and a fire damper if needed), passive vents into an interior closet, or a small in-line fan with a thermostat. Noise is the second thing. The rack should be inaudible from the primary suite. We use quiet-fan switches, fanless power conditioners where possible, and we sometimes put the rack on a remote silent-mount in a utility closet 30 feet away with HDMI-over-IP and IR/serial control routed back. Done right, the rack is invisible and inaudible. Done wrong, it is the white noise the homeowner hears at night.
Can I get whole-home audio in a condo without making my neighbors hate me?
Yes, and you should. The trick is in-ceiling speakers placed correctly, calibrated to a sane SPL ceiling, with a max-volume limit on the system that the homeowner cannot override casually. We design the kitchen, the dining, the great room, the primary suite, and the primary bath as separate audio zones, each with appropriate speakers and an amplifier channel that does not allow neighbor-bothering levels. The system runs on a real platform. Crestron, Sonos, or both depending on the install. and the keypad lets the homeowner press one button to play their morning playlist in the kitchen and bath without thinking about volume balance. The homeowner who calls their neighbor a problem is usually the homeowner whose integrator did not calibrate the system. Calibration is the difference.
What about the primary bath and the kitchen. how do you handle wet rooms in a condo?
Wet rooms in a condo are about waterproofing first, then everything else. Speaker placement in the primary bath has to respect the steam path of the shower and the splash zone of the tub. We use marine-grade or properly-rated speakers in those locations. Lighting fixtures are damp- or wet-rated where the code requires. Ventilation is critical because a condo bath without a real exhaust path turns into a mold farm in two summers. The kitchen needs proper exhaust too, both for the make-up air during cooking and for the smell migration that bothers neighbors. We coordinate with the GC and the HVAC trade on every wet-room install in a high-rise. The integrator does not own ventilation, but the integrator is the one who has to make sure ventilation is right because it affects every system we put in.
How does smart access work when I have a doorman, a concierge, and a keyfob?
Smart access in a high-rise is a different conversation than in a single-family home. You probably do not own the lobby door, the elevator, or the main building access. the building does, and they hand you a fob. What you do own is the door to your unit. Modern smart-lock setups for high-rise units integrate with the building’s Latch, Butterfly, or proprietary system where one exists, or run as standalone smart locks on the unit door if the building permits. We design the access flow end to end: how do guests get into the building, how do they get notified at the unit, how does the homeowner unlock the unit door from anywhere, what happens if the network goes down, what happens if the homeowner sells the unit. The right answer integrates the building’s system instead of fighting it, and it never leaves a guest stuck in the lobby because the homeowner’s phone died.
Should I replace the building intercom or use it as the homeowner’s notification system?
Use it. The building intercom is the building’s system and you cannot replace it without their permission. What you can do is integrate around it. The doorman calls up. The intercom rings. The homeowner is in the primary bath. The fix is simple: a discreet keypad with a chime, an audio zone that pauses when the intercom rings, and a phone notification that mirrors the building system through a third-party bridge. Some buildings have video intercom that can be displayed on a wall touchscreen in the unit. Some do not. Where they do, we tie the camera feed into the home automation system so the homeowner sees who is at the lobby door from their phone or a wall keypad. Where they do not, we layer cleanly on top without disrupting the building’s setup. The wrong move is to rip out the building system. The building will not let you, and you will lose service when the building updates.
What is the right way to handle climate when I do not control the building HVAC?
In most high-rises you have a fan-coil unit per zone, a thermostat per zone, and a building chilled-water and hot-water loop that you do not control. You can pick the temperature in your unit. You cannot pick the air change rate, the filtration depth, or the makeup air. Our fix on every high-rise where wellness or air quality matters: dedicated standalone HEPA units in the primary suite, an air quality monitor in every main room, and an ERV (energy recovery ventilator) where the building permits and where the unit has an exterior wall path. Climate control on the home automation system lets the homeowner set bedroom temperature, vacation modes, occupancy schedules, and humidity targets. We do not fight the building HVAC. We supplement it with the layers the homeowner actually feels.
What about generator power and battery backup in a high-rise. is that even a thing?
It depends on the building. Most luxury high-rises in this market have building-side generator power that covers life safety (egress lighting, fire alarm, elevator cab lighting), and sometimes a limited essential-load circuit per unit. Some newer Class A buildings cover the entire unit. Few cover at the level a single-family home with a whole-home generator does. The fix on the unit side: a battery-backed UPS for the network rack, the security system, and the lighting controller, sized for two to four hours so a brief building event does not knock the home offline. For longer outages, the homeowner is on the building’s schedule. A homeowner who needs medical-grade backup or who works from a high-availability home office should know exactly what the building covers, in writing, before they buy the unit. We will get that answered in the COI process if it has not been answered already.
Can I bring hospitality-grade touches from a hotel into a private high-rise unit?
Yes, and we are doing more of this every year. The luxury high-rise homeowner has stayed in the best hotels in the world and they want some of that experience at home. The translation is specific: pre-arrival scenes (the unit warms, the lights come up, the music starts when the homeowner is in the elevator), guest-mode scenes that let a visitor use the system without learning it, do-not-disturb modes that lock down the entry buzzer and dim the corridors, ‘turn-down’ scenes for evening that drop the lights, draw the blackout shades, and warm the towel warmer in the primary bath. We have done these in private residences and we have done versions of them on hospitality projects. The bridge is real. the technology is the same, the budget is different, and the customization is much higher in private residential. This is one of the places residential, hospitality, and commercial work overlap, and the integrator who has done all three brings a perspective the integrator who has only done one cannot.
What can a building’s amenity floor (gym, theater, golf simulator, lobby, rooftop) actually offer, and where do you fit in?
Amenity floors are how high-rise developers compete now, and the technology in those amenities is increasingly sophisticated. We work on amenity-floor projects directly with developers and building owners, separately from the unit-level work. A typical Class A building amenity floor has: a theater room with a calibrated projector or LED wall, a wellness suite with sauna and cold plunge, a gym with smart equipment and connected video, a golf simulator with PGA-grade tracking, a screening lounge with full audio system, conference rooms that look like commercial AV (because they are), and rooftop entertainment spaces with weather-rated outdoor AV. The integrator who does the amenity floor and the integrator who does the unit-level work do not have to be the same firm, but it is a real advantage when they are. We have been on both sides. What is the difference between a primary residence in a high-rise and a pied-a-terre, from a system design point of view?
The pied-a-terre is a part-time home, sometimes occupied a few weeks a quarter, and the system has to be designed around absence. We design pied-a-terre systems with: aggressive remote monitoring (so the homeowner sees a leak alert from their primary residence), a real arrival sequence (the unit warms, the lights pre-stage, the network refreshes its connections), a full absence mode (lights randomized for security feel, climate set to seasonal preservation, water shutoff valve closed at the riser, security armed in away mode), and a simple guest mode for the cleaning service or building staff who occasionally enter. The primary residence is a daily home and the system is designed for daily routines. The pied-a-terre is designed for the gap between visits. Both are legitimate design problems. They are not the same problem.
Do you work in NJ waterfront condos and which areas specifically?
Yes. The Hudson waterfront from Edgewater through Weehawken, Hoboken, Jersey City, and down to the southern waterfront is one of our core markets. We are 20 minutes from most of those buildings. We also work the Bergen luxury towns where high-rise inventory is growing. Fort Lee in particular has serious high-rise stock now. We are a New Jersey company headquartered in Franklin Lakes, and the Hudson waterfront is the natural metro extension of our service area. Buildings in those markets all have their own approval processes, freight elevator rules, and engineering teams. We have packaged approval requests for many of them and the process is faster the second time.
What about Manhattan, Westchester, and Long Island high-rise and townhouse work?
Yes, and yes. Manhattan high-rise work runs from the Upper East Side through Hudson Yards, Chelsea, and down to Tribeca and the Financial District in our practice. The boards in Manhattan are typically more demanding than the boards in NJ. deeper documentation, longer approval timelines, stricter freight rules, and often a building engineer who reviews every plan. We package for that level. Westchester high-rise work in White Plains, Yonkers, and along the river is closer to the NJ profile in terms of board strictness. Long Island and Hamptons properties are different again. mostly individual estates and beachfront/oceanfront homes, but with seasonal occupancy and remote monitoring needs that look more like a pied-a-terre profile. We travel the metro area on a weekly basis and we know how each market wants to be approached.
What about Greenwich, Stamford, and the Connecticut waterfront condos?
Greenwich, Stamford, Westport, Darien, New Canaan, and the Connecticut waterfront are part of our core service area. Fairfield County and Litchfield County are both ours. The CT waterfront condo market is closer to the NJ Hudson profile than the Manhattan profile. serious buildings, real boards, but typically a friendlier approval process. We have packaged installs across that corridor and the homeowner experience tends to involve more travel coordination because not every CT homeowner is in the unit during install. We adjust for that with build-and-handoff processes that minimize the homeowner’s presence. CT is a real market for us, not a footnote.
How is a Hamptons or shore condo different from a city high-rise?
Three ways. First, salt air. Anything mounted near a window or on an exterior wall has to be specified for marine-grade exposure or it will corrode in three years. We use the right materials, the right outlet hardware, and the right outdoor speaker brands. Second, seasonal occupancy. Most Hamptons and shore properties are part-time. The system is designed like a pied-a-terre, with hard absence modes, water shutoff, climate preservation, and remote monitoring. Third, hurricane and storm preparation. A real shore install has automated hurricane-shutter integration, surge-protected critical loads, and a documented procedure the homeowner runs from their phone before they leave. We have done all of this. The shore install is not a city install with sand.
What is the bridge from this kind of high-rise work to the commercial and hospitality work you do?
The bridge is real and it is one of the reasons we are a different kind of integrator. The high-rise unit teaches us how to work inside a building system. The amenity floor teaches us how to work commercial AV in a setting that has to feel residential. The hospitality project teaches us how to design for guests, not owners, and how to make a system bulletproof for staff use. When we walk into a private residence, we bring all three. When we walk into a hospitality project, we bring the residential discipline that says the room has to feel beautiful, not just functional. Our practice is built across all three lanes intentionally. What does a high-rise smart-home scope actually cost?
I will give you a real answer instead of a marketing answer. A single-room scope, primary suite or great room only, with motorized shades, a real lighting layer, audio, a TV, and the network to support it, runs roughly fifteen to forty thousand dollars depending on the room size and the wire path. A primary suite plus great room plus a serious network and a Crestron control layer is fifty to a hundred and fifty thousand. A full luxury unit retrofit, two thousand to four thousand square feet, with shades on every window, a real lighting design, distributed audio, a small theater or media room, network, security, and full Crestron control, is two hundred to five hundred thousand. A new build of the same size, planned in from the framing, with cleaner wire paths and bigger AV scope, is five hundred thousand to over a million. Those are real ranges. They move based on five things: how much is wired versus wireless, how many shades and which fabric, what control system, how much AV, and how much network. We will tell you on the phone where your project lands before we walk in the door. We will not sell you a scope you do not need.
Can you do the work while I am still living in the unit?
Most of the time, yes, and we have done dozens of these. The honest answer is that it is harder than working an empty unit and the schedule is longer because we work in zones to keep the rest of the unit livable. We dust-wall the work zone with proper containment. We protect the floors with ram-board and corner guards. We schedule the loud and dusty work for the elevator-approved hours, which in most buildings is nine to four, weekdays. We coordinate with the homeowner on which rooms are on which day so the kitchen and at least one bathroom are always usable. The trade-off is real. A two-week empty-unit job becomes a four-week occupied-unit job. The reason is not slower work. The reason is the cleanup at the end of every day, the protection setup at the start of every day, and the zone-by-zone phasing so the homeowner can sleep in their own bed. We will tell you honestly, when we walk the unit, whether your scope can be done occupied or whether you really should be in a hotel for the worst week. We do not pretend the messy week is not messy.
What is an alteration agreement and what am I signing up for?
The alteration agreement is the contract between you and the building that says how the work will be done. It is not optional in any luxury condo or co-op I have worked in. It defines the work hours, the freight elevator rules, the protection requirements, the trades who are allowed in the building, the insurance limits and certificates required, the noise rules, the daily cleanup requirements, and the consequences if any of those rules are broken. It often requires the building's architect or engineer to sign off on the plans, at your expense. It almost always requires a security deposit against damage to common areas. As your integrator, we hand the building exactly what they need: a Certificate of Insurance with the building named as additional insured, our license, our scope of work in writing, and a project schedule that respects the building's hours. We have done this with most of the major management companies in NJ, NYC, and Greenwich. The alteration agreement is not the enemy. It is the rulebook. Read it once, in advance, with your architect and us. Surprises in the middle of a job cost real money.
The building has a preferred AV vendor. Can I still use you?
Almost always, yes. A preferred vendor list is a list, not a mandate. The building cares about three things: that your contractor is licensed and insured, that they follow the building rules, and that they do not damage common property. If we meet the building's insurance limits and follow their alteration agreement, we have not been turned away. The exception is a small number of buildings, mostly newer Class A towers, where the developer wired the building with a specific control system and the agreement says only that vendor can touch the building infrastructure. In that case we still install everything inside your unit and we coordinate with their vendor on the building handoff. We have never had a homeowner forced to use a vendor they did not want for the work inside their unit. If a building tells you that you must, push back, in writing, and call us. Most of the time the building will clarify and the requirement was never that strict.
Do I have to do my whole unit, or can I start with the primary suite?
You can start with the primary suite. Many of our high-rise clients do exactly that. The primary suite is the room you spend the most time in and the room a smart home pays back the fastest. Motorized blackout shades, a real lighting layer with circadian color, a TV with hidden speakers and good acoustics, smart climate, and a keypad at the bedside that runs the whole room is a meaningful upgrade and it lives inside one room. We design the system so the next phase plugs into it cleanly. The network we put in for the primary suite is sized for the rest of the unit. The control processor we install runs the whole unit when the rest of the rooms come online. The shade brand we pick is the brand that will match when you do the great room next year. Starting small is not a downgrade. Starting small without a plan is. We give you the plan up front so the second phase is just adding rooms, not rebuilding the system.
Why is the Wi-Fi terrible in my brand-new luxury condo?
Three reasons. First, the building gives you a router from Verizon or Optimum or Spectrum, the cable company puts it in the worst possible place, usually a low utility closet behind a steel door, and that single radio is supposed to cover two thousand square feet of concrete and steel. It cannot. Second, your unit is built with materials that hate radio. Concrete slabs above and below. Steel studs. Radiant heat in the floor. Plaster walls in older buildings. Mirrored closet doors. Every surface in the unit either absorbs the signal or bounces it into ghosts that confuse the device. Third, you are surrounded by neighbors with their own routers on the same channels, all fighting for the same airspace. The fix is not a stronger router. The fix is a real network: a wired backbone where it can be run, multiple Wi-Fi access points placed for coverage instead of convenience, on a managed switch with the IoT and family traffic separated, on channels picked for your building. We are a Ubiquiti UISP and Pro Partner and this is most of what we are doing in the network design. Done right, the network disappears. Done wrong, it is the source of every other complaint in the home.
What happens to my AV gear when the unit upstairs leaks?
Some of it survives, some of it does not, and the planning matters. A leak from above is the single most common insurance claim in a high-rise unit and we plan for it on every install. We mount the rack and the critical electronics off the floor and away from the wall the building's risers run through. We use surge-protected and battery-backed power so a power blip during the leak does not finish off what the water did not. We put leak detection on the floor of the rack closet, the laundry, the kitchen, the primary bath, and any other risk point, wired into the system so the homeowner is alerted on their phone wherever they are. The leak detector also closes a smart shutoff valve on the unit's main supply on the buildings that allow them. After a leak, your condo policy and the upstairs neighbor's liability policy are both in the conversation. We document everything we install with model and serial number and we hand you the records. When the adjuster shows up and asks what was damaged and what it cost, you have the paperwork. We have walked owners through this more times than we wish we had to.
What survives at resale, and what should I plan around if I think I will sell in five years?
Three categories. The first category is the stuff that stays with the unit and adds resale value: the network infrastructure, the in-wall and in-ceiling speakers, the recessed lighting and the keypads, the motorized shades, the rack closet, the structured wiring. Buyers see all of that and pay for it. The second category is the gear that is yours and goes with you when you move: the TVs, the receivers and amplifiers (often), the source devices, the streamers, the network attached storage, the cameras if you installed them yourself. We make those parts removable on purpose. The third category is the wildcard: the control system itself. A well-programmed Crestron or Lutron system is portable to the next owner if the next owner wants it, and it can also be reset if they want their own programming. We design with this in mind. We label every cable, document every program, and hand you a binder, digital and physical, of what is in the unit. When you sell, the buyer's integrator can pick up exactly where we left off, or strip what they do not want and install their own. If you tell us up front that you will likely sell in five to seven years, we will steer you toward scope that pays back at resale and away from custom decisions only you would love.
